How do I apply for an apartment?

After viewing an apartment if you are interested in submitting an application you can fax the applicaton to our office or arrange to meet with us on site.  Click here for a printable lease application.

How can I pay my rent?

We are constantly looking for ways to improve the service we provide, with this in mind, we are moving toward pre-authorized debit as our preferred method of payment. However, we will also continue to accept post-dated cheques or money orders.  Please contact our office for more details regarding payment arrangements.

How can I sign up for pre-authorized debit?

To sign up for an automatic rental payment fill out this form and provide it to your resident manager along with a void cheque or a direct deposit form from your bank.

How can I cancel or modify pre-authorized debit?

Please click here for a cancellation form or adjust/make changes to a current PAD Agreement.

Do you have any dog friendly properties?

No, none of our apartment buildings permit dogs.  We prefer no pets, however, if a pet is approved there is a non-refundable pet fee of $250 per pet.

What utilities are included in the rent?

Heat and water are always included in the rent and select suites include power as well.

How can I see an apartment?

Please contact our office to get more information on availabiltiy or to book a showing.

Is there a laundry room in the building?

Yes, all of our buildings are equipt with coin operated laundry facilities.

What is your smoking policy for the apartment buildings?

Due to the irritation and health risks of exposure to second hand-smoke, increase risk of fire and increased maintenance and cleaning; all forms of smoking are prohibited from inside all of our buildings; including individual units, common areas and adjoining grounds. This policy was adopted through attrition upon the latter of the purchase of the building by Leston Holdings or as of January 1, 2011 and existing tenants were grandfathered (exempted) for the length of their tenancies unless they choose to sign a no-smoking policy lease addendum.

Do the apartment buildings allow children?

Select buildings are family-friendly. Please contact our office directly for more details.

What happens if I bounce my cheque or I am unable to pay rent on time?

A $50 late fee will be charged on any rents paid after the first of the month and A $50 service fee will be charged on any cheques returned non-sufficient funds (NSF). If an NSF is not reimbursed within the first five business days of the month then an additional $50 late fee will be charged. All late and NSF rents (including fees) must be paid via cash or money order and we ask that, if possible, you let us know in advance in order to prevent any additional fees.

What do I do if someone is parking in my stall?

Please feel free to leave a note on the vehicle yourself and/or let us know. If this is happening on a regular basis and/or it is after hours, tenants are able to contact Police Services non emergency line to have the vehicle tagged and/or towed. All you will need is proof this is your stall (copy of the parking diagram) and a copy of your lease.

How do I extend my lease?

If you are interested in renewing your lease, please contact the office to make arrangements to get you the necessary paperwork.

What happens if I am unable to fulfill my lease obligations?

In the event that you wish to end your Lease early (prior to the end of the fixed term) then you will be charged an additional one month's rent as a re-rental fee and we will assign the suite to a new tenant. You would remain fully responsible for paying the agreed upon monthly rent as detailed in Section 4 of your Lease and all other terms of the Lease would remain in full effect until a new suitable tenant was found.
